SEPTIC INSPECTIONS:

Licensed to Design, Supervise Construction & Inspect: Provide complete Septic System design for new, upgrades or assessment of existing or in-place private sewage systems. Existing, buried systems can be evaluated, based on the facts available and the severity of ground frost, as test holes are required. I recommend inspections for all private septic systems, installed prior to 1975. CMHC states the importance of inspecting septic systems, prior to purchasing a home.

Malfunction; Typical problem areas would be sluggish or no drainage from fixtures or back-up of sewage into the house, sewage surfacing in the yard, sewage odours and contaminated drinking or surface waters. A malfunctioning system represents a public health risk and can cause environment problems. In addition, it could depreciate property value and make re-sale difficult.

                    

Fees vary; A complete professional design to meet Health Unit & Building Code requirements or assessment of existing septic systems. Other services include searching Health Unit for existing Certificate for post 1972 systems, construction supervision and inspection. The time of year may assist or hinder a Private Sewage System Inspection.

Smart Maintenance; The importance of maintaining your septic system can't be stressed enough. A failing system can be a health hazard to your family, especially if your water source becomes contaminated. Malfunctioning systems can pollute the environment and be costly to repair.

1.  Install an effluent filter. It's a necessary safeguard since it will warn you if your system needs attention.
2.  Have your septic tank pumped every three to five years. A licensed contractor should inspect your septic system & pumping the tank when the scum layer is 1/3 or every 4 years. 
3.  Have your system pumped out in summer or early fall if possible. This leaves time for your tank to refill and bacterial action to become reestablished before the winter.

Warning Signs; If you notice any of the problems below, act fast. A neglected system can present both health and environmental hazards (and be hard on your pocketbook).

                      Watch for:
                       1.  wet spots or gray or black liquids in your yard
                       2.  unusually green or spongy grass over the septic system
                       3.  slow drainage of toilets or drains or liquids in drains backing up
                       4.  gurgling sounds in your drain
                       5.  sewage odors, especially after a rainfall
